Ms. Fleming is currently a Senior Lease Analyst for Gravitas. Carol-Marie provides the following services:

• Single point of contact for landlord communication.
• Manage all lease review and abstraction.
• Dedicated contact with client to ensure service levels and expectations are being met.
• Update and maintain the lease management database.
• Audit all rental escalation reconciliations to verify landlord accuracy and lease compliance.
• Audit landlord billings to identify any errors and inconsistencies.
• Provide monthly reporting package and special ad-hoc reports to client as requested.
• Management of various special projects.

Prior to joining Gravitas, Ms. Fleming had extensive commercial real estate experience working on behalf of both landlord and tenant for Vornado Realty Trust and United Retail Group. Her background includes lease administration, paralegal services, leasing and lease accounting. Responsibilities included all tenant billings and year end reconciliations, audit of leases, review and correction of abstracts, review of legal documents prior to final signature, drafting legal documents and acting as liaison with property management, collections and legal.

Ms. Fleming's Lease Administration Systems experience includes Integrated Business System (IBS), Stellent, and Leasing Toolkit.

Carol-Marie Fleming received an Associates Degree in Applied Science (Paralegal Program) from Berkeley College of Business and was enrolled in Felician College in the Liberal Arts Program.
