Vice President of Lease Administration and Auditing

Mr. Cohen provides the following services for various clients:

  • Manage the Gravitas lease administration and lease audit resources.
  • Ensure timely and accurate completion and performance of lease administration/auditing duties.
  • Manage internal and external resources providing abstraction services and lease analysts providing ongoing outsourced lease portfolio management.
  • Ensure all key performance indicators are either met or exceeded for all client.

Prior to joining Gravitas, Mr. Cohen worked as the Manager of Lease Administration and Real Estate Accounting for Bed Bath & Beyond Inc. and their three subsidiary companies, Harmon Stores, Inc., Buy Buy Baby Inc & Christmas Tree Shops, Inc. Bed Bath & Beyond operates approximately 1,000 locations in excess of 29 million square feet. Beginning in 1997, Mr. Cohen began working in the accounting department reconciling rent expenses. In 1998, the Real Estate Accounting department was formed, where the responsibility of all Landlord expenses were placed. From 1998 - 2000, Mr. Cohen's primary tasks included lease analysis, lease auditing and general ledger accounting for real estate expenses. In 2001, Mr. Cohen was promoted to department Manager where he was responsible for all facets of Lease Administration and Real Estate Accounting including Rent payments, CAM, Insurance & Tax Reconciliation's, lease audits & negotiating settlements, sub-tenant bill backs, real estate tax appeals, Estoppels, Lease Amendments & percentage rent. His group was responsible for successfully collecting in excess of $16,000,000 in landlord overcharges from 1998 - 2007.

Mr. Cohen has been a member of the National Retail Tenants Association (NRTA) since 1998.  Beginning in 2001, Mr. Cohen has been a speaker for both the National and Regional Conference where he educates Lease Administrators and Auditors in the intricacies of Common Area Audits and Real Estate Accounting.  Mr. Cohen has recently been appointed to the NRTA Curriculum Committee where he will responsible for shaping future conferences by electing which classes and speakers will be taught in the area of Occupancy Cost.

Mr. Cohen graduated in 1994 from Rutgers University with a Bachelor of Science Degree in Accounting.
